FYI, we build Factory-built Housing (FBH) or Modular homes
FBH regulations were established to provide an alternative to conventional site-built homes and reduce many of the costs associated with housing construction
This is done by encouraging factory-scale production techniques combined with the benefits of a controlled construction environmentThere is typically no discernible difference between a conventional on-site residential home and an off-site FBH besides the process that was used to build it
FBH are always installed on a foundation designed to CCR & local building requirements, which must also be permitted and inspected
FBH buildings are not limited to ADUs or backyard homes and, by definition, include SFD or multi-family dwellings, apartment buildings, condominiums, hotels, motels, dorms, hospitals or components of those structures

Introduction to ADUs
ADUs are an affordable type of home to construct in California because they do not require paying for land, major new infrastructure, structured parking, or elevators.
ADUs can provide a source of income for homeowners. You can rent or sell them!
PreFab ADUs are built with cost-efficient factory SIP construction, which is significantly less costly than homes in new multifamily infill buildings.
ADUs allow extended families to be near one another while maintaining privacy.
ADUs can provide as much living space as many newly-built apartments and condominiums, and they’re suited well for couples, small families, friends, young people, and seniors.
ADUs give homeowners the flexibility to share independent living areas with family members and others, allowing seniors to age in place as they require more care.

Step 2: Site Feasibility Assessment
Your site has many features to consider:
Where is the sewer and water?
Does the electric panel have enough capacity?
Can I get a modular in the yard?
What is the best place to place it?
We enjoy helping you figure this journey out. One more thing to consider - what type of housing increases my home value.
There are 3 types of building code, each have their nuance. We are happy to assist you with determining the best fit:
1) RVIA Code (ANSI) these are tiny homes built to RV standards. Most places will not allow them and they are not eant to be permanent. Read the RVIA press release here. Annual registration and vehicle insurance required.
2) Manufactured Homes (HUD Code) - not permanent real estate and not easily financed.
3) Modular Factory-Built Housing - Permanent Real Estate and financeable. The appraiser will love this one!

Step 3: Financing
At PreFab, we partner with mortgage brokers to provide creative solutions often times avoiding losing a great interest rate. These loans can be added to your existing mortgage and lot. Read more here!

Step 4: Contract with PreFab Innovations
You made it - you chose your home, we evaluated the location, you have financing - now comes the contract part. We write contracts in 2 ways:
1) A purchase order for your Factory-Built Modular.
2) Our In-House Licensed General Contractor contract for the installation.
Both of these have terms to protect both of us in honoring our commitments to each other. We encourge you to have a lawyer review these with you before we sign; once we do, we become family for the next few weeks of building and 10 years of warranty.

Step 5: Plans & Permits
One of our best features is our ability to work with the city or county planning & building staff. We work with panners and inspectors all over the state. Once we are in contract, we are diligent to get fast approvals. After all, everyone wants to get this done fast. Our commitment to speed is so big that we created software to change the industry. However, with PreFab you will never need to deal with the municipal officials, we do that for you!

Step 6: Construction
Now the fun begins. As it looks like we are getting close to receiving building permit approval, we will build the factory unit.
At issuance of permit, we begin the process of trenches for the slab foundation, electricity, water, & sewer in preparation for delivery.
This usually takes 1-2 weeks. Following that we deliver the unit and tie it to the ground and to each half, generally taking another 1-2 weeks.
This is the fun phase but it is also the fast phase, so you will get to watch us go, but stay safe and soundly out of the backyard for a while.
